Easy, Convenient, Confidential Estimates...
Over the Internet - Home Evaluation
Over the course of home ownership, whether thinking of selling or not, every home owner, sooner or later comes across the question of
There are two way of appraising the value of your home:
A CMA shows the prices of recently sold, expired and currently available homes that are comparable to yours and in the same neighbourhood. You can also purchase a professional appraisal, but that will cost you several hundred dollars.

In addition to a serious CMA, neighbourhood open houses are a good opportunity to view comparable homes for sale. However, it is not easy to be objective about your own home and you should not assume that the listing price on a for-sale necessarily reflects the home's true market value. You may also have come across a number of websites offering a method of online home valuation: a form that cannot replace visual inspection and personal contact. You should think twice before paying between $10 to $40 for something you can get for free and not to mention a more accurate representation of your homes value from your real estate sales representative.

Hiring a licenced Real Estate Appraiser to conduct a full report containing information relevant to independent property valuation, including the purpose of the appraisal, other qualifying conditions, neighbourhood conditions, property identification, data analysis, the value estimate and the effective date of the appraisal. All reports are also signed and may contain support material such as maps, charts, or photographs. Purchasing a professional appraisal will cost you several hundred dollars.

This individual should be licenced by the Ontario Association of the Appraisal Institute of Canada (OA-AIC) and hold the following designations: AACI, P. App (Accredited Appraiser Canadian Institute) and CRA (Canadian Residential Appraiser) as awarded by the Appraisal Institute of Canada. The designations mean that the member has met the highest professional industry standards in Canada.
A more simple and less expensive way (actually complimentary & free service) to getting an idea about your property's market value is by attaining a Comparative Market Analysis (CMA) from a Licenced Real Estate Agent.
A Comparative Market Analysis can show you just that, it will answer the above question quickly and easily without any expense on your part. A Comparative Market Analysis (CMA) is basically comparison between your home and similar properties in close proximity that have sold, expired or are currently on the market. It gives a rough estimate based on facts and helps determine the potential LISTING price and what buyers in todays market are willing to pay.

If you would like Agnes Buss to prepare a CMA for you simply fill out the Comparative Market Analysis Request form below. If you think that your home has some unique feature(s) that would add to the value of your property and you would like Agnes to make a personal visit please include your request in the 'Additional Information' section.
